TERMS AND CONDITIONS
1) General conditions
We recommend that you read and respect the general rental terms and conditions carefully, as well as the booking and payment terms and conditions. If they are not respected, it is possible to lose the right to occupy the property, without being exempted from payment. The current rental terms concern the agreements between Sara Iollo and the client. Any agreement between the customer and Sara Iollo that changes, modifies or cancels these rental conditions or other information indicated in the General Conditions must be put in writing in order to be valid. Any change that does not result in other ways and terms and in the general rental conditions, whether partial or total, will be considered invalid.
2) Number of people
The rented property, the property and the land relating to it cannot be occupied by a number of people greater than that indicated in the details of the property or in the booking confirmation. This number includes children, whatever their age.
3) Prices and forms of payment
The customer declares to have read and accepted the General Rental Conditions upon payment of the advance. The cost of the rental must be paid according to the terms indicated below: Upon confirmation, the customer pays a deposit equal to 30% of the booking amount. Payment of the remaining balance must be made upon arrival and registration at the facility.
4) Taxes and currency
In the event of an increase in taxes and charges not dependent on Sara Iollo, she reserves the right to proportionally increase the rental price, this must be clearly documented.
5) Changes and cancellations
Cancellations up to 30 days before arrival are fully refundable; cancellations that occur after this 30-day deadline are non-refundable and will cause the loss of the deposit paid by the customer. In case of return of the keys earlier than the expiry date of the lease, the rent already paid will not be returned.
6) Methods on arrival
Upon arrival at the reception, the customer is required to present the passport and / or identity card to the person in charge. The scheduled check-in / out times are as follows • Check-in from 13.00 – 18.00 • Check-out by 10.00. A late check-in by 7.00 pm will be possible on condition that the responsible staff is notified at +39 340 576 5002.
7) Deposit (security)
Upon arrival, the guest will receive a list of the equipment and accessories present in the apartment from the reception. This list must be checked inside the apartment by the guest himself, signed and returned to the reception no later than the morning following arrival. There is a security deposit of € 200.00 upon delivery of the keys (in cash). This deposit is to be considered as a guarantee that the apartment will be returned in good condition and as an advance for any extra expenses. The amount will be released or returned on departure, provided that the property is returned in good condition, without damage, and that the customer does not owe any other sums to the property. The customer’s responsibility for charges and damages is also such if they exceed the value blocked by the card. Credit cards accepted: VISA – MASTERCARD – AMERICAN EXPRESS.
8) Shortages, refunds and assistance
It is the customer’s responsibility to notify reception immediately in the event of any problems, or within 72 hours of occupying the property and noticing a defect. Sara Iollo will always try to meet special needs and solve any type of problem as far as possible. Sara Iollo’s liability for compensation relates only to direct economic loss. Sara Iollo cannot be held responsible for any damage / loss resulting from a lack or damage / loss of a non-economic nature.
9) Responsibility of the customer
The customer is responsible for treating the holiday home with respect and is held responsible for any damage that he or anyone in his group or pet has caused. The customer is responsible for any personal or physical damage that he or his pet animal causes during the rental period, even for damage for which he is or can be insured. The customer has the duty to ensure that neither he nor the people accompanying him nor his pet disturb other guests and the surrounding area. In the event that the customer or one of the people accompanying him or his pet act in an inappropriate or unacceptable manner, Sara Iollo reserves the right to cancel the lease immediately and without notice. In this case Sara Iollo is not required to reimburse the total or partial cost of the lease.
10) Responsibility of the owner
Sara Iollo is not responsible for any changes that do not directly affect the house (for example, introduction or increase of local taxes and charges, closure of roads, shops, etc., construction of roads and buildings, damage to the environment, etc.) . Likewise, Sara Iollo is not responsible for weather changes, or local laws that regulate the lack of water, etc., which may limit the enjoyment of the holiday. In the interest of future developments Sara Iollo reserves the right to implement changes to the General Rental Conditions by informing customers who have already booked in advance. Errors and omissions excluded.
11) Terms and conditions of force majeure
The parties may cancel the contract without prejudice in case of impossibility in the execution of the contract due to force majeure.
12) Services included in the price
The following services are included in the living room: • LINEN (bed linen and bath towels) – will be provided based on the number of occupants in the apartment. It is possible to ask for an additional change of linen with a surcharge of € 25.00 per apartment for each change. • PARKING – unattended indoor parking is included in the price. WIFI – for the duration of the stay the use of wifi is included in the price both inside the apartments and in the common areas. swimming pool will be available only in the summer months).
13) Tourist Tax
Due to provisions designed to deal with the Covid-19 emergency, the tourist tax is temporarily suspended. Sara Iollo will be responsible for updating these terms in a timely manner as soon as the provisions change.
